The Evolution of the Construction Superintendent

 

The construction site Superintendent plays a key role in the completion of the “built” environment. The individual must see that all of the elements fit together at the right time and the right sequence. The Superintendent exerts control over virtually all aspects of the jobsite operations such that the capabilities of the Superintendent can greatly affect the outcome of the project. Superintendents often come up through the trades, and have many years of construction experience. Critical skill sets deemed necessary include people skills, understanding the work and sequencing, organizational and managerial skills, scheduling, estimating, cost control/awareness, work ethic, and learning from other people.

 

However, the role of the Superintendent is evolving. The technology age is forcing the construction Superintendent into a new role. From the replacement of phone calls with email; BIM (Building Information Modeling) and other software that supports virtually all aspects of the construction process, the industry is now “fluent” in the computer age. Additionally, the Superintendent is becoming a presence during the pre-construction selection process, with the resume and experience of the Superintendent as critical to a client as any other proposed team member.

 

Construction projects are becoming more complex, too, with the General Contractor’s use of more specialty trades. These complexities combined with today’s litigious environment raise the risk and safety on the job site and the Superintendent is forced with additional stress. Government and other agency-related regulations also create additional challenges for the Superintendent.
